9. ENTRY BY LANDLORD

Landlord or Landlord’s authorized agents may enter the Premises at any reasonable time with at least 24 hours’ prior written notice (except in the case of emergency) for purposes of inspection, maintenance, repairs, or to show the Premises to prospective tenants or buyers.

10. TERMINATION

10.1 Termination by Tenant. Tenant(s) may terminate this Agreement upon thirty (30) days’ written notice to Landlord prior to the Termination Date, subject to applicable state law. Early termination may result in forfeiture of the Security Deposit and/or liability for remaining rent obligations.
10.2 Termination by Landlord. Landlord may terminate this Agreement for cause, including but not limited to non-payment of rent, violation of any term of this Agreement, or illegal activity on the Premises, upon written notice as required by applicable law.

11. GOVERNING LAW
